Tenant Screening and Selection

Tenant Move In

  • Draft and execute standard C.A.R. lease and custom addendum addressing common rental problems
  • Review lease guidelines and educate tenant regarding rental payment terms and required property maintenance
  • Ensure all agreements have been properly executed
  • Perform detailed move in inspection with tenant and have tenants sign a report verifying the condition of the property prior to move-in
  • Take a video to document the property’s condition at move-in
  • Collect first month’s rent and security deposit

Rent Collection

Eviction Management

  • Manage the entire eviction process
  • Recommend and engage an attorney or eviction service

  • Refer you to a qualified attorney when necessary

Inspections

  • Perform visual inspections (inside and outside) every 6 months looking for repair needs, safety hazards, code violations, lease violations, etc
  • Share a copy of the inspection report with you, along with photos
  • Regular property drive-by’s to verify rental property condition and lease compliance

Financial / Accounting

  • Provide detailed monthly and annual accounting
  • Make payments on your behalf (mortgage, insurance, HOA dues, etc.)
  • Maintain all historical records (paid invoices, leases, inspection reports, home warranties, etc.)
  • Online portal giving you real time access to your rental property’s status, including dynamic, real-time reporting
  • Direct deposit of owners proceeds on or around the 10th of each month

Maintenance, Repairs, and Remodeling

  • Perform regular inspections, generally twice per year
    • Change air filters
    • Replace smoke detector and carbon monoxide detector batteries
    • Check for water leaks
    • Identify potential problems
    • Verify lease compliance
  • Field tenant maintenance requests (telephone or through online tenant portal).  A live person answers the phone 24/7–even at 2am!
  • Oversee all repairs and maintenance
  • Recommend and perform preventative maintenance services to reduce high-cost repairs
  • Maintain outdoor areas (if applicable)
    • Landscaping
    • Removing trash and debris
    • Pool
  • Larger renovation or rehab projects
    • Provide recommendations on how the project can maximize rental income
    • Prepare preliminary cost estimates
    • Get multiple independent bids for the work
    • Oversee project from start to finish

Tenant Move Out & Turn

  • Inspect property and fill out a report on the property’s condition when the tenant moves out
  • Provide tenant with a copy of inspection report as well as estimated tenant damages
  • Return the balance of the security deposit to the tenant within 21 days of move-out
  • Take photos and possibly a video to document the property’s condition at move-out
  • Clean unit and perform needed repairs or upgrades
  • Re-key the locks
  • Put the rental property back on the market for rent
  • We aim to complete most turns in 7 days
